Air Duct Sanitizing in Houston, TX

Does sanitizing actually fix a musty smell?
Usually not by itself. Sanitizing is a final step, not a cleaning method. Fogging a dirty duct coats the dust. In Houston the odor source is often upstream of the duct entirely: microbial growth on the evaporator coil and standing water in the drain pan. Constant latent load keeps that pan wet most of the year. Clean the coil and pan first, then treat the duct interior. Otherwise the smell returns in weeks.
Duct material decides what can be applied. Insulated flex duct has a porous inner liner. Rigid fiberglass board trunks in 1950s-70s houses are porous too, and corroded ductboard at the plenum cannot be sanitized back to sound. Those sections get replaced. Bare galvanized round trunk takes an antimicrobial fine. We note which you have before quoting anything.
We also look for why it got contaminated. Torn outer jacket and compressed insulation sweating in a hot attic. Sagging flex with dust packed in the low loops. A disconnected branch pulling attic air. In pier-and-beam homes, panned-joist returns draw crawlspace air straight into the system. Sanitize that and you have treated a symptom.
Typical interval here is three to five years. Sooner after flooding, roof work, or a remodel.
What Happens After You Call Us
Call and tell us how many systems you run and roughly how old the house is. We book a two-hour arrival window, and you get a text with the tech's name before he leaves.
He opens the attic, counts your supply and return runs, scopes a few with the camera, then hands you a firm written quote. The estimate is free and nothing gets touched until you say go.
We brush and vacuum every run under negative pressure, put in a fresh filter, then check airflow at the registers with you. Drop cloths come up and you pay the quoted number.
