What actually gets dirty in a Houston duct system
The air handler sits in the attic here. No basements, almost no mechanical closets with room. That single fact drives most of the dirt. Attic air runs hot and humid, loaded with blown-in fiber. Any unsealed return pulls it straight in, past the filter.
Check the return platform first. Many local installs use a plywood box lined with duct board. The air handler sets on top of it. Seams split, tape lets go. Corners open. Then the system breathes raw attic. A flashlight and ten minutes will tell you.
Next, look at the filter slot itself. Louvered hall doors, gaps around the grille frame, filters a size off. Gray fanning streaks on the ceiling above supply registers mean bypass. Cleaning ducts will not stop those streaks.
Older Houston stock splits two ways. Bungalows in the Heights and Norhill got ducts added years after construction. Retrofit flex, one central return, long sagging runs. Slab ranches in Oak Forest, Garden Oaks and Westbury sometimes have duct buried in or under the slab. Flooded ones stay wet.
Some systems should not be cleaned at all. Torn inner liner, crushed flex, duct board shedding fiber, a plenum soaked by a backed-up condensate pan. Brushing that spreads it. Replacement is the honest answer there.
Frequently Asked Questions
My attic flex duct is original to a 1960s ranch in Sharpstown. Is cleaning even worth it, or is it past saving?
That's the first thing we check. Sometimes the honest answer is no. A lot of the flex in those 1950s-70s tracts has been up there long enough that the inner liner has gone brittle, sagged between supports, or separated at a collar. Cleaning a torn run just pulls insulation fibers into the airstream. If the liner is intact and the problem is accumulated dust, pollen and the gritty particulate that settles in from freeway and refinery air, cleaning makes a real difference. If it's failing, we'll say so and show you the section rather than clean around a hole.
We're in Meyerland and the house flooded before. Should the ducts have been part of the rebuild?
They should have been, and often weren't. When water sits in a home, the supply plenum and any low returns or floor boots can get wet even if the attic trunk stayed dry. Elevated rebuilds frequently reused the existing attic duct while everything below was replaced. Add the construction dust from serial renovations (drywall sanding and cut concrete are fine enough to ride the system for years) and you get a duct system carrying debris nobody ever addressed. We inspect for staining, residual silt in boots, and plenum condition before we quote anything.
Back bedrooms barely get air. Is that a duct cleaning problem?
Usually not by itself, and we'd rather tell you that up front. In the Heights, Montrose and East End bungalows, the ductwork was added to the house decades after it was built, so you're often looking at undersized flex, one central return, and a long run to the rear of the house. Those rooms were starved from day one. Cleaning removes restriction and helps, but if the run is too small or kinked over a joist, the fix is duct work, not duct cleaning. We'll measure and tell you which one you have.
What makes a Houston job cost more or less?
Count of supply runs is the biggest driver, so a sprawling ranch in Oak Forest with a dozen-plus drops runs higher than a compact townhome. Access matters here more than most places: a pull-down into a low-clearance bungalow attic in July, or a high-rise unit where equipment has to come up a service elevator on a scheduled window, takes longer than a walk-in attic. Flood-history homes with silted boots or plenums needing attention add time. Number of systems counts too. Plenty of Houston houses run two.
Can you come out same day, and how fast do you normally get to a Houston address?
Same day happens, most often on cancellations or when you're close to a crew already working your side of town. Houston is wide and traffic is the real variable, so a morning slot inside the Loop and an afternoon slot in Southwest Houston are easier to pair than two jobs on opposite ends. Typical booking is within a few days. Pollen-heavy stretches when oak, pine and ragweed are loading up return grilles are our busiest, so call earlier in those weeks.

What Happens After You Call Us
- 1
Call and tell us how many systems you run and roughly how old the house is. We book a two-hour arrival window, and you get a text with the tech's name before he leaves.
- 2
He opens the attic, counts your supply and return runs, scopes a few with the camera, then hands you a firm written quote. The estimate is free and nothing gets touched until you say go.
- 3
We brush and vacuum every run under negative pressure, put in a fresh filter, then check airflow at the registers with you. Drop cloths come up and you pay the quoted number.
