Air Duct Cleaning FAQ — Houston, TX
Common questions from homeowners in Houston and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.
What's a realistic cleaning interval for a Houston home?
Most houses here land somewhere in the three-to-five year range. The reason is the cooling season. Your system runs nine or ten months a year, and the supply trunks sit in an unconditioned attic the whole time, so every small leak pulls in attic dust and fiberglass. Add dew points in the 70s from May through September, and anything that settles in a duct stays damp longer than it would in a dry climate. Shorter interval if you have pets, allergies, recent remodeling dust, or a system that's been running with a cheap filter.

What does the crew actually do once they're inside?
We start at the air handler and look at the coil, the blower wheel and the return before touching anything, because that tells us where the dirt is coming from. Then we hook a negative-air machine to the trunk line so everything we loosen gets pulled out of the house instead of blown into your living room. Each branch gets worked with a rotating brush or compressed-air whip, register by register, and we seal access points when we're done. Last step is a walkthrough so you can see the before and after on the return and the blower.

How long should I plan to be home?
A single-system home with ten or twelve registers usually runs two to four hours. Two-story tract homes built in the eighties through the two-thousands often have two systems and twenty-plus drops, which pushes it toward most of a day. Inner-loop pier-and-beam bungalows with under-floor returns and wall registers take longer per opening because access is awkward. We'll give you a time window when we see the layout, not before.

Why do two duct cleanings in the same neighborhood come out differently?
Register count is the biggest driver, followed by how many air handlers are feeding them. After that it's access: a 1950s ranch with a low attic and tight framing takes more time per branch than a newer two-story with a walkable attic deck. Flex duct that's been crushed, disconnected, or soaked through gets flagged as repair, which is separate from cleaning. If the blower wheel and evaporator coil are caked, that's hands-on work the price reflects, and we tell you before we start rather than after.

Will you be shoving my furniture around and leaving dust behind?
We move what blocks a register and put it back. Nothing heavy gets dragged, and nothing gets disassembled. Drop cloths go under every opening we take off, and the negative-air unit keeps the debris inside the duct system under suction the whole time. Attic work is where the mess risk is, so we tarp the hatch area and vacuum the floor beneath it before we pack up.

How do I know whether the issue is my dryer line or the AC ductwork?
Look at where the symptom shows up. Clothes that need two cycles, a hot laundry room, or lint around the dryer door point at the dryer vent, which is its own run to the exterior wall or roof. Dust on furniture a day after cleaning, uneven room temperatures, or a musty smell when the AC kicks on point at the HVAC side. In slab-on-grade houses the dryer line frequently runs up and across the attic, so a long horizontal run with sags is a common cause and an easy one to confirm. We check both while we're there.

What happens if there's mold growing in the system?
We stop and show you. Houston's humidity means we see real microbial growth often enough, usually on the evaporator coil, in the drain pan, or on wet flex duct insulation where attic air has been condensing against it. Surface growth on hard metal can be cleaned and treated with an EPA-registered antimicrobial. Porous liner or flex that's actually colonized doesn't get cleaned, it gets replaced, and we'll say so plainly instead of glossing over it. If the problem is a chronic drainage or envelope leak issue, cleaning alone won't hold, so we point out the source.

Does a fresh filter go in before you leave?
Yes, standard sizes are on the truck and we install one at the end so the clean system isn't immediately pulling dirty air. Oversized or high-MERV media cabinets common on Carrier, Trane and Lennox setups sometimes need a special order, and we'll tell you the exact size to buy if we don't have it. We also check that the filter slot actually seals, because a gap at the filter rack lets attic air bypass the filter entirely. That single detail explains a lot of homes that get dusty again fast.

Can someone get out here today?
Often, yes. We keep openings in the daily schedule for same-day calls, and mornings are usually easier to fill than afternoons. Call early and tell us your cross streets, how many systems you have, and roughly how many vents. If we can't make it today we'll give you a real window for tomorrow instead of a vague promise.

Which parts of the Houston area do you cover?
Inside the Loop through the 610 and Beltway 8 ring, and out into the surrounding suburbs. That covers the 1920s–40s bungalows in the older neighborhoods, the 1950s–70s ranch and split-level stretches, the newer two-story tract subdivisions, and infill rebuilds near the bayous. We work on Carrier, Trane, Lennox, Goodman, Rheem and American Standard equipment, residential and light commercial. If you're outside the ring, call and we'll tell you straight whether we run that direction.
